Project Overview
ITDG executed a complete adaptive reuse of the former nightclub at 4400 Broadway in Tucson, converting an unconventional entertainment venue into modern Class A executive office space.
The redevelopment required a full gut of the existing nightclub infrastructure—including irregular floor plans, outdated high-amperage entertainment electrical, and structural elements ill-suited for professional use. ITDG replaced the entire MEP backbone, installed fiber-optic connectivity, and built out private offices, conference rooms, and collaborative workspaces with premium commercial finishes.
The finished product was fully leased within 60 days of completion at premium rents for the submarket, delivering a significant increase in building value for the ownership group.
