Project Overview
ITDG completed the conversion of Vivo Living New Braunfels II, transforming a former 75-room Quality Inn at 1533 N I-35 Frontage Rd into 75 studio apartments in New Braunfels, Texas. This boutique-scale conversion complemented ITDG's earlier, larger New Braunfels I project just down the I-35 corridor, expanding the Vivo portfolio's footprint in the market.
City planning and zoning approvals, including Special Use Permits, were secured in late 2021, with the physical conversion completed in 2022. Each hotel room was retrofitted with a full kitchen, modernized bathroom, and contemporary finishes for permanent residential living.
The property retained several hotel-style amenities—including the swimming pool, fitness center, and a community clubhouse with game room—repurposed for resident use. Now actively leasing as both Vivo Living New Braunfels II and under the local name Gruene Point Apartments, the project demonstrates that the hotel-to-multifamily model scales effectively even at smaller, boutique property sizes.

How We Delivered
Project Objective
Converting a 75-room Quality Inn into permanent residential housing required the same comprehensive scope as larger conversions—full kitchen installations, bathroom modernization, and building-wide MEP upgrades—but within a smaller property footprint where construction staging and workflow efficiency were even more critical. The project also required navigating the city's Special Use Permit process to secure zoning approval for the change of use.
Our Approach
ITDG applied the conversion workflows refined on earlier Vivo projects to efficiently transform all 75 rooms into functional studio apartments with full kitchens and modern finishes. Electrical and plumbing infrastructure was upgraded building-wide. Existing hotel amenities—the pool, fitness center, and clubhouse/game room—were preserved and adapted for permanent residents, maintaining community value while minimizing construction scope. Zoning approvals were secured in late 2021, enabling rapid completion the following year.
