Project Overview
ITDG completed the conversion of Compass Flats (formerly Vivo New Braunfels I), transforming the former 140-room Ramada by Wyndham New Braunfels at 1051 N Interstate 35 into 140 residential apartments in New Braunfels, Texas. The unit mix consists primarily of studio layouts alongside select one-bedroom floor plans, serving the rapidly growing I-35 corridor between Austin and San Antonio.
This was one of ITDG's earlier hotel-to-multifamily conversion projects with Vivo Investment Group, completed in 2021. Each former hotel room was retrofitted with a full kitchen, updated bathroom, and modern finishes designed for permanent residential living. The project helped establish the conversion model that ITDG and Vivo would go on to replicate across multiple markets nationwide.
The property retained several original hotel amenities—including the outdoor pool, fitness center, and community clubhouse—repurposed to serve permanent residents. Now operating as Compass Flats, the property is actively leasing and continues to serve the New Braunfels workforce housing market in one of Texas's fastest-growing communities.

How We Delivered
Project Objective
Converting the 140-room Ramada into permanent residential housing required comprehensive unit-by-unit retrofits including full kitchen installations, bathroom modernization, and finish upgrades. As one of the earlier projects in the Vivo conversion portfolio, the team needed to develop efficient workflows and scalable processes for hotel-to-multifamily conversion that could be refined and replicated on future projects. MEP systems designed for transient hotel occupancy required building-wide upgrades to support permanent residential loads.
Our Approach
ITDG executed a systematic room-by-room conversion, installing full kitchens and modernizing bathrooms in all 140 units while upgrading electrical and plumbing infrastructure throughout the building. Existing hotel amenities—the outdoor pool, fitness center, and clubhouse—were preserved and adapted for residential use. The processes and lessons developed on this early conversion helped ITDG refine its approach for the growing portfolio of Vivo projects that followed.
