Project Overview
ITDG completed the conversion of Mezona on Main (formerly Vivo Mesa), transforming the historic 128-room Ramada by Wyndham Mesa-Mezona Hotel at 250 W Main St into approximately 131 modern residential apartments in downtown Mesa, Arizona. Previously known as the Best Western Mezona Inn, the property had a long history serving the Mesa market before Vivo Living acquired it for adaptive reuse as multifamily housing.
Through creative reconfiguration of the existing hotel layout, the conversion yielded approximately 131 apartments from the original 128 hotel keys—primarily studio layouts alongside select one-bedroom floor plans. Each unit received a full kitchen installation, bathroom modernization, and contemporary finishes suited for permanent residential living. The conversion was completed in July 2023.
The property retained several high-value hotel amenities—including the large swimming pool, a fully equipped fitness center, co-working spaces, a retro arcade and game room, and outdoor BBQ areas—all repurposed to serve permanent residents. Now operating as Mezona on Main, the property is actively leasing in one of Mesa's most walkable downtown corridors, demonstrating the adaptive reuse model's ability to deliver quality housing in established urban markets.

How We Delivered
Project Objective
Converting the 128-room Mezona Hotel into permanent residential housing required creative reconfiguration to maximize unit count beyond the original key count. Hotel infrastructure designed for transient guests needed comprehensive upgrades for permanent residential use, including full kitchen installations, bathroom modernization, and building-wide MEP upgrades. The downtown Mesa location demanded sensitivity to the property's established presence along Main Street.
Our Approach
ITDG reconfigured the hotel layout to yield approximately 131 apartments from 128 original hotel rooms, optimizing floor plans for residential livability. Each unit received a full kitchen, modernized bathroom, and contemporary finishes. Existing hotel amenities—the pool, fitness center, co-working spaces, arcade/game room, and outdoor BBQ areas—were preserved and adapted for resident use, maintaining the property's community appeal while reducing overall conversion scope. The project was delivered on schedule in July 2023.
