ITDG completed the conversion of Vivo Living Wilmington, transforming a dual-branded 7.7-acre motel property—consisting of an adjacent Budgetel Inn and Motel 6—at 4903 Market St into 230 studio apartments in Wilmington, North Carolina. Vivo Investment Group acquired the property in late 2021 for approximately $11 million, and ITDG delivered the adaptive reuse conversion by mid-2022, with the community fully stabilized and open to residents by 2023.

The conversion scope included full interior unit renovations—converting motel rooms into functional studio efficiency apartments with updated kitchens, bathrooms, and contemporary finishes—along with mechanical, electrical, and plumbing upgrades to support permanent residential occupancy. Common areas were extensively redeveloped into resident amenities including a resort-style swimming pool with an 8-foot deep end, a fitness center, co-working spaces, a clubhouse with lounge and game areas, and a business center.

Originally branded as Vivo Living Wilmington, the property now operates under the name Flats at Market Street. The project proved to be a highly successful investment, with the property selling in mid-2025 for $17.6 million—a significant return on the original acquisition and conversion costs.

Project Objective

Converting a dual-branded motel property into permanent residential housing presented unique challenges. The two adjacent motel buildings—each with different construction standards and layouts—needed to be unified into a cohesive residential community. Motel room configurations required significant reconfiguration to function as studio apartments, and the 7.7-acre site's common areas had to be reimagined to support long-term residential living rather than transient overnight stays.
