ITDG completed the conversion of Vivo Living Willowbrook, transforming a former 138-room Extended Stay America Suites at 13223 Champions Plaza Dr into 139 studio apartments in the Willowbrook area of Houston, Texas. Because the property was originally built as an extended-stay hotel, the building's footprint was already well-suited for residential apartment use, allowing for an efficient conversion that yielded one additional unit beyond the original room count.
The conversion scope included full interior unit renovations—converting extended-stay hotel rooms into modern studio apartments with updated kitchens, bathrooms, and contemporary finishes—along with mechanical, electrical, and plumbing upgrades to support permanent residential occupancy. Common areas were redeveloped into resident amenities including a fitness center, co-working spaces, outdoor social areas, and an on-site laundry care center.
Vivo Living Willowbrook is actively leasing and operating as a residential community, demonstrating how extended-stay hotel properties—with their existing kitchenette layouts and larger room footprints—are particularly well-suited candidates for the adaptive reuse conversion model.

Project Objective
Converting the Extended Stay America into permanent residential housing required modernizing building systems originally designed for transient extended-stay use. While the existing kitchenette layouts provided a strong starting point, each room still needed significant upgrades to meet modern apartment standards. Common areas had to be reimagined as resident-focused amenities, and the project demanded efficient execution to minimize vacancy in the competitive Houston rental market.
