Project Overview
ITDG completed the conversion of Vivo Living Madison, transforming the former 153-room Radisson Hotel Madison at 521 Grand Canyon Dr (formerly 517 Grand Canyon Dr) into 153 residential apartments in Madison, Wisconsin. The unit mix consists primarily of studio layouts with a select number of one-bedroom floor plans, serving the Madison metro's strong demand for attainable housing.
Vivo Investment Group guided the property through the entitlement and conversion process, with ITDG delivering the completed multi-family conversion in late 2023. Each former hotel room was retrofitted with a full kitchen, updated bathroom, and modern finishes suited for permanent residential living.
The property retained several high-value former hotel amenities—including a large indoor heated swimming pool, fitness center, coworking spaces, and a clubhouse—repurposed to serve permanent residents. Vivo Living Madison is actively leasing with both traditional and month-to-month lease options, demonstrating the continued market viability of ITDG's hotel-to-multifamily conversion model across diverse Midwestern markets.

How We Delivered
Project Objective
Converting the 153-room Radisson Hotel into permanent residential housing required navigating the city's entitlement process for a change of use, followed by comprehensive unit-by-unit retrofits. Hotel rooms designed for short-term stays needed full kitchen installations, bathroom modernization, and finish upgrades. MEP systems required building-wide upgrades to support permanent residential electrical and plumbing loads, while preserving the property's existing amenity infrastructure including the large indoor heated pool.
Our Approach
ITDG executed a systematic room-by-room conversion, installing full kitchens and modernizing bathrooms in all 153 units while upgrading electrical and plumbing infrastructure throughout the building. High-value hotel amenities—the indoor heated pool, fitness center, coworking spaces, and clubhouse—were preserved and adapted for residential use, reducing construction scope while enhancing the resident experience. The efficient conversion delivered a move-in-ready residential community by late 2023.
