ITDG completed the conversion of Vivo Kissimmee, transforming a former 223-room Ramada by Wyndham hotel at 4018 W Vine St into 223 modern studio apartments in Kissimmee, Florida. The property, now operating as The Flats at Vine Street, serves the Central Florida workforce housing market in one of the region's fastest-growing corridors.
Located near major employment centers along the US-192 corridor and within reach of Orlando's tourism and hospitality industry, the conversion addressed strong local demand for attainable housing. ITDG's scope included full interior unit conversions with modern kitchens and updated bathrooms, common area redevelopment, and systems upgrades to support permanent residential occupancy.

How We Delivered
Project Objective
Converting a 223-room hotel into permanent residential housing required a complete rethinking of unit layouts, MEP systems, and common areas. Hotel infrastructure designed for short-term transient use needed comprehensive upgrades to support full-time residential living, including the addition of kitchens in every unit, bathroom modernization, and building-wide systems upgrades—all while maintaining an efficient conversion timeline.
Our Approach
ITDG executed a systematic floor-by-floor conversion, retrofitting each hotel room into a functional studio apartment with a full kitchen, modern bathroom, and contemporary finishes. Electrical and plumbing infrastructure was upgraded throughout to handle permanent residential loads. Common areas were redesigned to serve residents rather than hotel guests, creating community spaces suited for long-term living.
