Project Overview
ITDG completed the conversion of Vivo Living Charlotte, transforming a former 91-room Residence Inn by Marriott Charlotte University Research Park at 8503 N Tryon St into studio and one-bedroom apartments in Charlotte, North Carolina. Vivo Investment Group acquired the property in early 2022 for approximately $8.25 million, and the conversion was completed with residential leasing beginning in late 2022.
Because the property was originally built as an extended-stay Residence Inn, it already featured kitchenettes and spacious floor plans—making it an ideal candidate for adaptive reuse. The existing layout allowed for a swift conversion, with each hotel room transformed into a functional studio or one-bedroom apartment with updated kitchens, bathrooms, and contemporary finishes. Mechanical, electrical, and plumbing systems were upgraded to support permanent residential occupancy.
Common areas were redeveloped into resident amenities including a swimming pool, fitness center, clubhouse with game room and lounge, and an on-site laundry care center. The property is actively leasing today as Vivo Living Charlotte (also referred to as Vivo Tryon), serving the University Research Park corridor of north Charlotte.

How We Delivered
Project Objective
Converting the Residence Inn into permanent residential housing required upgrading building systems from extended-stay hospitality standards to full residential specifications. While the existing kitchenette layouts and spacious floor plans provided a strong foundation, each unit still needed modernization to meet apartment living standards. Common areas had to be reimagined as resident amenities, and the project demanded a fast turnaround to begin generating lease revenue.
Our Approach
ITDG leveraged the extended-stay footprint to execute a swift conversion, upgrading MEP infrastructure to residential standards and modernizing each unit with full kitchens, updated bathrooms, and durable finishes. The Residence Inn's existing kitchenette infrastructure and generous room sizes significantly accelerated the conversion timeline. Our teams transformed former hotel common spaces into a clubhouse with game room and lounge, and retained the swimming pool and fitness center as signature resident amenities.
