Project Overview
ITDG completed a comprehensive Property Improvement Plan for Holiday Inn Express Newport Beach in mid 2020. The 83-room property at 2300 West Coast Hwy serves travelers near Balboa Island and the Newport Beach area, with standard rooms and suites (including king and double-queen options).
The PIP included full renovations to guest rooms and common areas: lobby and guest desk, breakfast bar and seating area, community space, The Market (guest market), fitness center, and outdoor pool. Work encompassed new finishes (flooring, paint, millwork), updated bathrooms, and targeted electrical work to support new furniture and features. The property remained operational throughout the renovation, with minimal impact on guests.

Executing a full PIP for an operating hotel in a high-visibility coastal market required renovating 83 rooms and multiple common areas—lobby, breakfast, fitness, pool—while meeting Holiday Inn Express brand standards and keeping the hotel open and bookable.
